Newer Homes Still Have Hot Spots

Spray Foam Insulation in Lakewood Ranch is mostly about newer houses that look efficient on paper but still have rooms that will not cool. The first neighborhood, Summerfield, was finished in 1995, and the 2020 census counted 34,877 residents and 17,319 housing units across about 35,000 acres. Many of those homes are large, two-story, and have attic space spread over a wide footprint.

Bonus rooms and long duct runs

The most common complaint we hear in newer homes is an upstairs bonus room or far bedroom that stays warm in the afternoon. The cause is usually a combination of hot attic space around the room, kneewalls with gaps behind them, and a long flex duct run that heats up before the air arrives. Sealing the kneewalls, insulating the floor over the garage, or spraying the roof deck over that part of the house can fix it.

Two counties, two permit offices

Lakewood Ranch spans southeastern Manatee County and northeastern Sarasota County. Both counties sit in Florida's Climate Zone 2, so the energy code targets are the same, but any permit goes through whichever county your lot is in. The Lakewood Ranch Stewardship District, created by the Legislature on June 14, 2005, oversees five community development districts, and your HOA may have its own rules about contractor access and work hours.

Ranch land history

John Schroeder assembled the original Schroeder-Manatee Ranch in 1905 for timber and cattle. Some properties on the eastern edges still have barns, stables or large garages, and we insulate those as well.

Large footprints, large attics

Big single-story and two-story homes in Lakewood Ranch often have attics that span several thousand square feet, with multiple air handlers and long trunk lines. That scale changes the math. Spraying the whole roof deck is a bigger investment, so we often price a zoned approach: foam over the part of the attic that holds the equipment and long ducts, and a blown-in top-up elsewhere.

Builder insulation is a starting point

Homes built since 1995 were insulated to the code of their year, but that level is a minimum, not a comfort target. Insulation can also be uneven where installers worked around trusses and equipment, or packed down where technicians walked through. A quick attic visit with a depth gauge tells us a lot.

Lakewood Ranch Questions

Why is my Lakewood Ranch bonus room so hot?

Usually a mix of hot attic air around the room, leaky kneewalls and a long duct run. We look at all three before suggesting a fix.

Do I need HOA approval for insulation work?

Interior insulation rarely needs design approval, but many HOAs set rules for contractor parking and work hours. Check with yours before we schedule.

My house is in the Sarasota County part. Does that change anything?

The energy code targets are the same. Only the permit office differs if a permit is needed.

Is spraying the roof deck worth it in a newer home?

It can be when the air handlers and long duct runs are in the attic. If the ducts are in good shape and the attic is easy to work in, a top-up may be enough. We price both so you can compare.
