Making Steel Buildings Usable

Garage, shop and metal building insulation is a big deal on the Gulf Coast. A bare steel roof soaks up sun all day and radiates heat into the space below, and the humid air that drifts in condenses on the metal when the AC or a cool night drops its temperature. The result is a building that is too hot to work in during the day and drips at night. Closed-cell spray foam on the roof and walls deals with both problems at once.

Why closed-cell on metal

Closed-cell foam bonds directly to steel, insulates at roughly R-5 to R-7 per inch, and keeps humid air from touching the cold metal. That stops condensation, which protects tools, vehicles and stored goods. It also adds rigidity and quiets rain noise on the roof. Open-cell foam is not a good choice directly on metal because moist air can pass through it.

Attached garages

An attached garage shares a wall, and often a ceiling, with the house. Insulating and sealing that wall and the ceiling below a bonus room keeps garage heat and fumes out of living space. If you want to cool the garage itself, insulating the roof or ceiling and the garage door makes a mini-split far more effective.

Rural buildings

East of I-75, around Parrish and Myakka City, many lots have pole barns, equipment sheds and metal workshops. Some are just storage; others are workspaces or hold equipment that does not like humidity. We match the thickness and coverage to the use, and we can leave sections uninsulated where you do not need them.

What to know first

Foam in a building people work in usually needs a thermal or ignition barrier depending on the product and use. A building that will be heated, cooled or lived in may need a permit. Check with Manatee or Sarasota County, or your city, if you are changing how a building is used.

Garage, Shop & Metal Building Insulation Questions

Will spray foam stop my metal building from sweating?

Closed-cell foam applied directly to the steel keeps humid air from reaching the cold metal, which is what causes the drip. It is the most common fix for condensation in steel buildings.

How thick should foam be in a shop?

It depends on whether you plan to cool the space. One to two inches stops condensation; more adds R-value for a cooled shop. We price the thickness that fits how you use it.

Can I insulate just the roof?

Yes. The roof takes the most sun, so many owners start there and add walls later.

Do I need a permit?

Insulating storage buildings often does not, but converting a building to living or conditioned work space may. Check with your county or city building office.

Will foam make my metal shop quieter?

Yes. Foam on the roof panels deadens the drumming of rain and cuts outside noise, a side benefit owners often notice first.
